Asset Management

Dear REACH members and Participants,

Our May 13 – 15 Quadel Three Day Section 8 Manager Certification Workshop filled very quickly and quite a number of you expressed disappointment at not being able to attend.  In an effort to accommodate all our members and participants we’ve scheduled another workshop with Quadel for this fall, October 28 – 30.  The class times are the same, 8:30 am – 5:00 pm, and the class will be held at the Denver CHFA office.  Unfortunately, REACH found it necessary to increase the registration fees for the fall class.  The fee for Quadel in-house trainings was increased, and previously, CHFA had staff in the workshops and was thereby able to pick part of the fee, which is not the case this fall.  The registration fee for the October class will be $350 for members and $500 for non-members, which is still a great deal.  Quadel’s regular fee is now $650 and the nearest workshops to Denver are normally Chicago and Sacramento, so that provides even more savings when you don’t have to buy airline tickets or pay for hotel rooms. We’ve added a link with a registration form to the REACH web page. Those of you who requested that your name be added to the waiting list for this class, please complete this registration form now and send it in with your check to ensure that you have a space reserved in October. REACH members will have priority until July 1, and then the class will be on a first come first serve basis.   If you have questions, please call me at 303.297.7394 or email me at kblack@chfainfo.com.

We have three classes scheduled in April that we hope you’ll be able to take advantage of:

Maintenance Safety  – The Right to Know Law
(partial day)
Maintenance staff in today’s housing developments face many potential health and safety risks.  Some risks are easily identified, but many are hidden and not recognized until it is too late.  Do you understand Blood Borne Pathogens and know which ones are responsible for the greatest health risks?  How do you protect your staff and not violate Fair Housing or Privacy Laws?  Are you aware of, and understand “The Right to Know Law?”  This class will provide you with the necessary knowledge to protect your staff and will also teach your staff how to protect themselves.  John Moseman is a nationally recognized trainer, a seasoned property and redevelopment manager, and has years of experience developing maintenance policies and writing maintenance manuals.
Date:  Thursday, April 17th
Time:  Registration: 8:45 am   Class: 9:00 a.m. – 12:30 a.m.
Location:  CHFA, 348 Main Street, Grand Junction
Instructor:  John Moseman, Monfric Realty, Inc.

Basic Skills for Successful Leasing
(partial day)
This training will take you through the entire leasing process.  Specific topics will include phone presentation, making the appointment, touring, product knowledge, closing the deal, and presentation/marketing tools.  The class is designed for the novice, but can also serve as a wonderful refresher course for the more experienced leasing agent.  Heather has worked in the many facets of on-site property management and also as a troubleshooter.  She is a certified trainer for the National Apartment Association.

Asbestos and Mold Awareness and Abatement
(partial day)
The first part of this class will address the various uses and forms of asbestos and locations in your buildings where asbestos containing building materials (ACBM) are likely to be found.  The training will also cover how to recognize ACBM that have deterioration, damage or delamination.  The health effects associated with asbestos exposure will be discussed.  This course has been approved for purposes required under Section 206 of the Toxic Substance Control Act (TSCA) Title II and Colorado AQCC Regulation #8, and attendees will receive a certificate of completion.  Molds are often found along with asbestos in multifamily rehab projects, so we will also cover the identification and definitions of different species and health effects of indoor mold contamination.  The principles of mold remediation will be discussed, including contaminant prevention, control and removal.
