Asset Management


Dear REACH members and Participants,

We are busy preparing for our three day Quadel Assisted Housing Manager Certification class, Tuesday – Thursday of this week. As a reminder to those of you who are attending the class, please bring your own calculator as you will need it to complete exercises in calculating Section 8 tenant income. Everything else will be provided for you. Please plan to arrive around 8:00 so we can get everyone registered, as class will start promptly at 8:30.

As some of you who tried to register for this class after it had reached capacity are aware, we have scheduled another three day session October 28th – 30th. We already have about a dozen members registered so if you are planning to attend, it would be a good idea to get in touch with us as soon as possible. Unfortunately, REACH has had to increase the registration fee for this class. Quadel recently raised their fee for the class (they are now charging $650) and CHFA subsidized the class because several CHFA staff members were also taking the class - which is not the case in October. The member fee for the October class is $350 and the nonmember fee is $500. Since the class is normally not offered closer than Chicago or Sacramento, it is still a terrific opportunity to get your certification at a reduced rate, with minimal travel expenses. For your convenience, I'm including a link to the Quadel form. Please call or email me if you have questions.

In addition to this three day class we have two other classes scheduled in May. Both of the classes are beneficial to all property types. It’s not too late to register, and for your convenience, I'm including a link to the class registration form, or members can just email me.

Assessing and Controlling Risk
(partial day)
The focus of this training will be assessing your risk for property and liability, and methods of managing those risks through loss control and transfer of risk. The loss control section will focus on ways of addressing problem areas for housing and how to implement solutions for minimizing those risks. We will discuss transferring risk through insurance using basic laymen’s terms and understanding of insurance policies and what they cover. We will focus on property insurance, deductible selection, liability, law and ordinance, umbrella and fidelity coverage. We will also discuss claims submission and handling. The session is designed to be interactive, so please come prepared with specific examples and questions.

Contracts 101
(partial day)
Do you sometimes feel nervous and unsure of yourself as you pick up a pen to sign the contracts necessary for the management of your property? This training will give you the basic skills to be more confident and informed when reviewing and signing these documents. We will address contract formation, offer and acceptance, consideration, capacity, requirements of a writing, performance, remedies and damages, as well as discharge and termination. In addition, we will address particular issues property managers may have with respect to contracts.
