If your homeowner insurance isn’t part of your homeowner association dues, the annual premium is included in the escrow portion of your house payment.
If you receive a bill at renewal, please call CHFA toll free 888.925.5720 to verify that a copy has been received and is being paid from your escrow balance.
Changing insurance companies
You can change your insurance company at any time. Cancel your insurance through the old company and have them send a refund of your pro-rated premium amount to CHFA to be applied to your escrow account. The new company will need to verify proof of insurance to CHFA and send us a bill.

Please note: If it is close to your renewal time when you choose to change insurance companies, please contact CHFA so that we do not mail a payment to your old insurance company.
Personal contents coverage
If your homeowner insurance is included in your homeowner association dues, it covers only the dwelling. In the event of a fire or other disaster, none of your personal belongings are insured. Speak to your insurance agent to see if you have enough private coverage to replace personal items.
Endorsing a claim check
You may receive a check from your insurance company that is made out to you and CHFA. If your mortgage loan is current, put your loan number on the front of the check and send it without your endorsement to CHFA at 1981 Blake Street, Denver, CO 80202. We will endorse the check and mail it back to you within a few business days. Please note if your check is considered large, it will be deposited to an escrow account and funds will be paid directly to the contractor as work is completed and reviewed.
