Free Homebuyer Education
CHFA offers all Colorado homebuyers access to our free homebuyer education courses. Classes are available throughout the state both in-person and online. The classes are designed to help homebuyers prepare for the homebuying process including budgeting, choosing a mortgage, and understanding loan interest rates. They will also discover what to expect at the closing and learn tips on how to be a successful homeowner.

CHFA FirstStep and CHFA FirstStep Plus
The CHFA FirstStep and CHFA FirstStep Plus statewide Mortgage Loan programs are available to first time homebuyers and eligible veterans. These programs offer affordable interest rates and a 30 year term. CHFA FirstStep Plus includes a 30 year fixed rate second mortgage loan to assist with down payment and/or closing costs.
Borrowers must meet income and purchase price limits, as well as complete a CHFA approved first time homebuyer education class. CHFA FirstStep and CHFA FirstStep Plus loans may be subject to the (CHFA reimbursable) IRS Recapture Tax and may not be used in conjunction with the Mortgage Credit Certificate (MCC) program.
CHFA JumpStart2 Tax Credit Program
CHFA JumpStart2 Tax Credit Program is a statewide First and Second Mortgage Loan Program available to First Time Homebuyers. There are purchase price limits and income limits. Mortgage Loans originated in this Program are not subject to Recapture Tax provisions. The CHFA JumpStart2 Second Mortgage Loan may be used for down payment and/or closing costs.

CHFA HomeOpenersm and CHFA HomeOpener sm Plus
CHFA HomeOpener and CHFA HomeOpener Plus offer homebuyers a 30-year fixed interest rate home mortgage with access to down payment or closing cost assistance at competitive rates. There are no purchase price limits or first time homebuyer requirements, and mortgage loans originated in these programs are not subject to the Recapture Tax provision.
Recommend the CHFA MCC program, a tax credit that doesn't expire. CHFA MCCs allow first time homebuyers and qualifying mortgage refinance customers to claim up to 20 percent of their mortgage interest each year as a $1-for-$1 income tax credit on their Federal Income Tax Returns. The 20 percent MI savings may be calculated as income when the borrower is seeking their mortgage loan. To learn more, click here.

CHFA Realtor® trainings are offered free of charge for licensed Colorado Realtors®. Courses counts for two CE credits. Realtors will learn how CHFA's residential loan programs can help them serve the first time home buying market. CHFA's programs for non-first time buyers will also be covered.
