FAQs

 

Q:        What is the purpose of this system?

A:       The system allows properties to submit occupancy and demographic data to CHFA electronically.

 

Q:        How long will it take to get approved once I register?

A:       WCMS sends an email notification once you register.  You will be contacted by one of the individuals listed below within 24 hours to complete the process.

 

Q:        Where can I find a user manual?

A:       Once your registration has been approved, you can access the user manual by clicking on the Help tab on the main menu bar.

 

Q:        If my property is Project-Based Section 8 with Tax Credits, do I use this system to enter tenant data?

A:       No – occupancy and demographic data is submitted through TRACS. 

Do not use WCMS.

 

Q:        What is the difference between the Move in tab and the Initial tab?

A:       The Move in tab will be used, unless your property is a under rehab; then the Initial tab would be used to certify an existing resident on a rehab property. 

 

Q:        Is contract rent the full amount of rent charged for the unit, on the Household Data Entry screen?

A:       No – contract rent is the tenant paid portion.  If rental subsidy is received, enter amount on the next screen.

 

Q:        What is entered in the Family member field?

A:       This is the total number of household members including the Head of Household

 

Q:        How do I enter occupancy and demographic data for all members of the household?

A:       WCMS is set up as a summary view.  Enter the head of household data only.

 

Q:        What amount is entered in the household Income $ field?

A:       This is the total gross income for the household including assets.

 

Q:        Where do I enter asset information?

A:       The total annual income includes assets.  All data is entered under Household Income as a lump sum.

 

Q:        Do I need to enter data under Subsidy Type or Subsidy $ if a resident is not receiving rental assistance, on the Certification Information screen?

A:       No – leave fields blank.

 

 

Q:        Do I need to check the Student HH box if there are full time students in the household?

A:       Only if all members of the HH are full time students

 

Q:        Who is counted for the Number of Full Time Students?

A:       Any person in the household that is in school full time.  This includes K-12.

 

Q:        What do I enter under the Social Services Field?

A:       This field is not utilized – leave blank.

 

Q:        Do I need to enter the HH age at Cert?

A:       This field is optional.

 

Q:        What do I enter if the tenant is Hispanic? *NEW*

A:       Please check both the “White” and “Other” boxes under Race.

 

Q:        What do I select for Program or Tenant Program Type?

A:       These fields are populated by CHFA.  

 

Q:        How do I calculate the applicable fraction for a mixed income property?

A:       The applicable fraction is the lesser of the unit fraction or the floor space fraction.  The unit fraction is the total number of affordable units divided by the total number of units.  The floor space fraction is the total affordable square footage divided by the total square footage.

 

Q:        What version of Internet Explorer do I need for WCMS?

A:       The minimum browser requirement for WCMS is Internet Explorer version 6.0.
