Electricity - Getting Wired Safely

This workshop will cover the basics of electricity such as sources, properties, and dangers. Topics will include amperage, voltage, conductors, transformers, breakers, circuit breakers and switches. Work stations will provide opportunities to perform various hand-on tasks, such as how to wire a variety of switches (three way, four way, single pole) and how to properly wire a GFCI. Learn how to calculate a basic lighting load and determine how many lights can be put on a 15 or 20 amp breaker. Identify the most common causes of injuries when working with electricity and the safety standards that should always be observed. Take advantage of this opportunity to learn from a master electrician and maintenance supervisor.

Did you know that TRACSMail is going away and is going to be replaced by something called iMAX? Also TRACS version 202B is being replaced with 202C to incorporate the changes from Change 2 to the HUD Handbook 4350.3. The new iMAX (integrated Multifamily Access eXchange) system will be web based. The transition to iMAX 202C begins August 8, 2008 and you must be submitting vouchers and tenant data in the new version by November 21, 2008. This workshop will explain iMAX202C changes and what this means to you. Learn how to submit error free vouchers, and in the event that you do have an error, learn how to correct it.

The Crime Free Multi-Housing Program is designed to help residents, owners, and managers of rental property keep drugs, nuisance and other illegal activity off their property and to provide a safer, more habitable environment. The program utilizes a unique three-part approach which ensures the crime prevention goal, while maintaining an approach which is very resident-friendly. This eight-hour seminar is Phase One. Topics will include: prevention and applicant screening, tips to strengthen rental agreements, maintaining a fire safe environment, warning signs of drug activity, role of the police, crisis resolution, and more. Phase Two will certify that the rental property has met residents’ security requirements, and a resident crime prevention meeting completes Phase Three. If properties complete all three phases and become fully certified, they will be granted the use of large metal signs with the program logo for display on their property. Management will also be granted the use of the program logo in all advertisements. Please Note: Phase Two and Three are contingent on your local police jurisdiction's participation in the program.

This workshop will introduce the concept of integrated pest management, explain how an integrated plan can be applied to multifamily properties and why it is so effective. Pests that pose threats to multifamily properties in Colorado will be discussed, including insects, reptiles, amphibians, birds and mammals. A good IPM plan will anticipate and prevent pest activity and infestation over the long-term. The class will cover the components of a well designed IPM plan, such as identifying and monitoring pests, setting action thresholds, and various prevention and control methods. Attendees will recognize the many benefits of being proactive and utilizing an integrated plan for their properties rather than being reactive for each different type of pest infestation. These benefits include improved health and safety for residents and staff, better property maintenance, and a reduction in related expenses.

An overview of fair housing legislation will be presented, including exempted and protected classes. In recent years more fair housing complaints are being filed by the disabled than any other protected class. Learn how a disability is defined under the law and how this affects reasonable accommodation and modifications requests. Practical communication guidelines and how to avoid complaints involving advertising, emails and personal conversations will be discussed, so this workshop is well suited for all staff, including maintenance and housekeeping. The importance of resident policies, maintenance requests, and other day to day issues that can lead to fair housing complaints will be also be covered.

Certifying Section 8 Tenants and File Maintenance

This comprehensive workshop is being held to assist management in the training of new hires and less experienced office staff. It will include an introduction to the Section 8 program and the basics of project based funding. We will go through HUD Form 50059 line by line, explaining the “hows and whys” of each entry. Additional topics will include the required notices for annual recertifications, dual tenancy, and third party verifications. Participants will have an opportunity to complete 59s for various tenant scenarios such as a basic move-in, a pro-rated household, households with childcare and/or students, and elderly households with medical expenses. Learn from the CHFA officers who will be conducting your Management and Occupancy reviews how they would prefer to see your tenant files organized. If officers are able to easily locate the information they need, they will take less time for the review and will be less likely to come into contact with “other” issues that may lead to findings.

A Capital Needs Assessment (CNA) is the process of determining what the future needs of your property are in order to protect your investment. A thorough well conducted CNA will provide the framework to develop a preventative maintenance plan which will address economic, ecological and social considerations. A good place to start is with a five year assessment that will provide a logical framework for development and replacement strategies. It will also offer a benchmark to measure actual performance. This workshop will provide the basic instruction needed to prepare a realistic Five Year CNA. Conducting a CNA will not guarantee success, but a lack of a realistic CNA certainly does nothing to protect your investment and puts your property at risk.

This three day workshop provides comprehensive training on all the requirements in the latest release of the HUD Handbook 4350.3, Change 2. It will be conducted by Quadel Consulting, an industry leader that provides services to the affordable housing industry. Participants who successfully pass the certification exam will receive the AMH (Assisted Housing Manager) designation and a formal certificate, suitable for framing. The regular cost of this training is $650 and it is not normally available in Denver. REACH is making this training available to members for $350 and $500 for nonmembers. REACH members will have priority until July 1st, and after July 1st registrations will be taken on a first come first serve basis. Registrations and payment must be received prior to October 3rd.
