CHFA does not always require tax returns; however, read important reminders below for details. When tax returns are required, CHFA will require a 2023 tax return for loans locked on or after April 15, 2024. A full transcript or a copy of the filed tax return including all pages, is acceptable.

The CHFA HomeConnection system will be unavailable from 6:00pm MT on Friday, February 23, 2024, until 8:00am MT on Monday, February 26, 2024, while the system undergoes maintenance.

CHFA would like to thank all our Participating Lenders for their continued support and dedication to Colorado homebuyers, especially in such a challenging year. With the help of our 128 active Participating Lenders, CHFA was able to help 5,671 households achieve homeownership. Below are highlights we’d like to share!
Below is a list of 2024 holidays affecting CHFA Home Finance operations. On days when CHFA is closed, lenders will be able to submit documents; however, loan locks, processing of documents, file check-ins and reviews, and all other CHFA Home Finance operations will not be available.
Effective for new locks made on or after January 8, 2024, use the lower of $ 766,550 or the applicable program loan limit determined by FHA, VA, USDA-RD, Fannie Mae, or Freddie Mac, plus financed MI, MIP, VA Funding Fee, USDA-RD Guarantee Fee, or 203(k) rehab funds (subject to applicable insurer, guarantor, or investor guidelines).
Hispanics are expected to account for 70 percent of homeownership growth over the next 20 years. If you aren't marketing to Hispanic homebuyers, you're missing out on a huge opportunity to expand your market!

For any loan closed in 2023 and purchased by CHFA after January 28, 2024*, Participating Lenders are responsible at a minimum for the payment of the first half of required prior year’s property taxes and all previous years’ taxes due.
