​​​​​​For reservations made on or after June 20, 2016, CHFA RISC is no longer required. However, borrower credit scores and DTIs must meet the following guidelines (in addition to complying with all other applicable insurer, guarantor, Fannie Mae, Freddie Mac®, and/or CHFA requirements):

​​No credit scores or
manually underwritten loans  ​
DTI may not exceed 50%
​Credit scores 620 - 659

​DTI may not exceed 50%
​​​​Credit score 660+

​DTI may not exceed 55%

For loans reserved prior to June 20, 2016, ​Participating Lenders must complete a CHFA RISC for borrowers with loans that are manually underwritten (where the DTI exceeds 43 percent) or when borrowers have credit scores from 620 through 659, where the DTI exceeds 43 percent.

These applicants must successfully pass a CHFA RISC in order to utilize any CHFA loan program.​
