In April 2024, lawmakers in Colorado substantially updated the state’s warranty of habitability law. 

SB 24-094, “Safe Housing for Residential Tenants,” effective on May 3, 2024, expands tenant remedies and types of notices, and sets timeframes for landlords to address habitability issues, prohibits retaliation against reporting tenants, expands the jurisdiction of Colorado courts, and provides additional sanctions that a court can impose for a breaching landlord.
