chfa announces 2025 middle-income housing tax credit awards
(DENVER) – Colorado Housing and Finance Authority (CHFA) is pleased to announce it has awarded $4,832,748 in state Middle-income Housing Tax Credits (MIHTC) to three developments that will support the construction of 220 affordable middle-income rental housing units. The total private sector equity estimated to be raised by MIHTC awarded in 2025 exceeds $16.4 million. Developments supported will be located in Denver and Fraser.
In 2024, with the passage of House Bill 24-1316, CHFA introduced the Middle-income Housing Tax Credit (MIHTC) pilot program. This program supports the development of affordable rental housing serving residents with middle income, earning between 80 percent and 120 percent of the Area Median Income (AMI), and up to 140 percent AMI in rural resort counties.
MIHTC is the first of its kind in the nation and authorizes CHFA to competitively award $5 million in 2025 and 2026 and $10 million in 2027, 2028, and 2029. The program supports the development of rental housing for Coloradans with middle incomes who, therefore, don’t qualify for housing supported with traditional resources such as federal Housing Tax Credits, but who may still be overburdened by market rents.
