Colorado Housing and Finance Authority (CHFA) is pleased to share The Gap Map and the Housing Affordability Gap white paper that highlight the challenges and opportunities shaping housing affordability across Colorado.

The Gap Map is an interactive tool illustrating key data relating to housing affordability throughout the state.
Included on this dashboard are various statewide and county-level metrics regarding cost burden, rent, home prices, incomes by occupation, and other factors illustrating opportunities for investment.
Data and illustrations may be exported in various formats to support presentations and publications, as well as for further analysis.
The Housing Affordability Gap White Paper
In June 2025, CHFA published a white paper exploring the various influencing factors driving Colorado’s housing affordability gap, as well as how cost burden varies across regions and demographics. Topics explored in the white paper include:
- the number of Colorado renters and homeowners who are cost burdened (spending more than 30 percent of gross income on housing) and severely cost burdened (spending more than 50 percent of gross income on housing);
- housing affordability by region;
- coloradans experiencing homelessness;
- the rate of wage growth in Colorado vs. housing cost growth;
- factors contributing to housing unaffordability including lack of inventory, development costs, land use, and environmental factors; and
- how Colorado’s housing affordability challenges affect Coloradans across demographic factors including race, ethnicity, age, and disability status.
Upcoming Housing Affordability Gap Webinar
Join CHFA for a webinar on Wednesday, September 10th, from Noon to 1:00pm. The webinar will address Colorado’s housing affordability gap, and the factors influencing Colorado’s housing affordability challenges and opportunities.
The webinar will include:
- a demonstration of The Gap Map, an interactive tool that highlights key housing affordability data across the state;
- a discussion of a new CHFA Housing Affordability Gap white paper examining various factors influencing housing affordability in Colorado; and
- a presentation from Housing Colorado featuring the Colorado Zoning Atlas, a detailed database of residential zoning options for Colorado’s 64 counties.
